Rules & Policies

Please read carefully, as all rules below are enforced at all times without exception.

  1. Check-in Time is 3:00 PM or later and Check-out Time is 11:00 AM. 

  2. Cancellation.  100% refund of amount paid if canceled 60 days prior to stay; thereafter, 50% refund of amount paid if canceled at least 30 days prior to stay.  If Client cancels within 30 days prior to stay, the rental rate and applicable tax IS NOT REFUNDABLE; however, damage deposit and cleaning fee will be refunded, less a $100 processing fee. 

  3. Payment.  Your credit card will be charged half now and the remaining half 60 days prior to arrival date.  Full payment is due within 60 days of arrival date.  

  4. Damage Hold.   There will be a  $1,000.00 hold on your credit card until the property is inspected and it could take up to 14 days for the hold to be released.   

  5. RELEASE OF LIABILITY AND ASSUMPTION OF RISK AGREEMENT.  Client agrees to notify all guests and vendors that a Release of Liability and Assumption of Risk Agreement must be signed prior to individuals entering the property.  Client agrees to be the point of contact and to make sure said releases are completed prior to arrival.

  6. Smoking in rooms or buildings is prohibited.   

  7. NO PETS ALLOWED.  You will be charged a $500 fee for unauthorized pets.

  8. We reserve the right and you hereby authorize us to charge your credit or debit card for any damage incurred to the property during your stay (including but not limited to specialized cleaning) or for any items that are missing when you leave

  9. Guests on Premises. Client agrees that no more than 23 people will be on Blanco River Retreat property during the entirety of the rental period without express written authorization from Blanco River Retreat management. Client specifically agrees that allowing more than the maximum 23 people on property during the specified rental period is considered trespassing.   Additional Guests Must Be Approved.

  10. Events.  Client agrees to notify Blanco River Retreat at the time of this reservation if there will be an event/party held at Blanco River Retreat, to include but not limited to, a wedding, a reception, party  and any meal or event involving outside vendors OR GUESTS NOT INCLUDED IN YOUR ORIGINAL HEADCOUNT.    ALL vendors entering the property must be pre-approved.  An Event Agreement may be required for insurance purposes.  Failure to notify Blanco River Retreat, will result in cancellation of this reservation, up to and including the dates of the stay.

  11. Decorations, Water Balloons, and  Party Supplies.  The use of confetti of any kind, helium balloons, silly string, glitter, adhesives, nails, tacks or any other item that will damage the property IS PROHIBITED.  All remnants of party supplies and water balloons are considered trash and must be thrown away or subject to extra cleaning fees as stated in Item 14 of this Agreement.

  12. Fireworks.    Fireworks are not allowed, this also includes Pop-Its style noise makers.  

  13. Recreational Equipment Safety. Client agrees to oversee the use of recreational equipment and inspect the equipment which may be provided by Blanco River Retreat.  Client agrees to oversee any need of protective equipment and understands Blanco River Retreat does not provide or make any recommendations regarding protective equipment, such as but not limited to, safety helmets, life jackets, knee or arm pads, or lifeguards.  Client agrees to not use any equipment provided by Blanco River Retreat if client deems it unsafe or not in proper working order and agrees to notify management of unsafe issues.   Blanco River Retreat is not responsible for any injuries or death resulting from the use of recreational equipment, whether it is provided by Blanco River Retreat or not.  Use at your own risk.

  14. Child Safety. Client understands Blanco River Retreat does not provide child safety equipment, such as but not limited to, electrical outlet covers, furniture bumpers, furniture anchors, safety gates, cord keepers, or pool or hot tub covers.  CLIENT UNDERSTANDS THERE ARE OPEN STAIRWELLS, OPEN BODIES OF WATER, GAS AND ELECTRICAL AND PLUMBING LINES, WILD ANIMALS, REPTILES AND BUGS AND IT’S THE SOLE RESPONSIBILITY OF THE CLIENT AND GUESTS TO SUPERVISE CHILDREN AT ALL TIMES.  BLANCO RIVER RETREAT IS NOT RESPONSIBLE FOR ANY DAMAGES, INJURIES OR DEATH RESULTING FROM SUCH MENTIONED HAZARDS ON THE PROPERTY.

  15. Absolutely No Hunting on or from the Property.

  16. Clean-Up; Clean Up Fees.  ALL inside and outside  trash, decorations, food and beverage, supplies and other trash must be picked up and put in large trash cans by the Client by the end of the Rental Period. Client specifically agrees that $200 may be charged  if  trash, decorations, food and beverage, supplies and other trash are not cleaned up and properly contained as specified herein. All furniture, household items and outside trash bins must be returned to their original location. 

  17. Smoking. Smoking is prohibited inside both houses and on the decks. Please be sure guests are at least 20 feet from the houses if smoking. 

  18. Music and Noise. Blanco River Retreat adjoins private residences. All outside music must stop at 9:00 PM.  Blanco River Retreat shall have absolute discretion over noise levels and noise control, including the right to establish and enforce at any time, lower noise levels. Client must respect adjacent property owners at all times. Honking horns, car alarms or other excessive noise are prohibited. Music may be played at a reasonable volume indoors. 

  19. Parking. Client and guests shall park in designated paved or gravel parking areas only.  There is an underground sprinkler system and water, gas and septic lines.

  20. Adherence to Policies. Client agrees to adhere to all policies stated in this Agreement or otherwise communicated to Client and understands that if such policies are broken, additional fees may be incurred. It is Client’s responsibility to ensure that all of Client’s guests are informed of and follow Blanco River Retreat’s policies. 

  21. Indemnification. Client hereby assumes full responsibility for the character, acts and conduct of all persons admitted to Blanco River Retreat, or any portion of said property by the consent of the Client or by or with the consent of the Client’s guest, invitees, employees or contract labor. Blanco River Retreat shall not be liable to Client, or to Client’s agents, servants, employees, contractors, customers or invitees for any damage to persons or property caused by an act, omission or neglect of Client, its invitees or agents. Client hereby agrees to indemnify and hold harmless Blanco River Retreat its agents, officers, contractors, employees and successors from and against any losses, claims, damages, penalties, liabilities, response, cost and expenses (including all out-of-pocket litigation costs and reasonable and necessary attorney fees and court costs), arising from Client’s use or occupation at Blanco River Retreat or from any act or negligence of Client, its agents, contractors, employees, licenses, or invitees on or about the premises, in the pool, in the river or anywhere on Blanco River Retreat Property.  

  22. Personal Items. Client agrees to assume full responsibility for any damage, loss or disappearance of any merchandise or personal items that are brought into Blanco River Retreat and items left at Blanco River Retreat. Please make sure that valuables are properly attended to during your time on Blanco River Retreat property. Client agrees Blanco River Retreat cannot be responsible. 

  23. Television Fees.  Client agrees to assume full responsibility and cost associated with television and/or movie rental or subscription charges incurred by client or client’s guests and will not hold Blanco River Retreat responsible for any cost/charges.

  24. Dispute Resolution and Avoiding Disappointed Expectations We want to serve you well. We believe that the best way to avoid disappointments and misunderstandings is for there to be frequent and open communication between us. If a dispute between us should arise, we want to settle it quickly and fairly. If Airbnb or Vrbo is the reservation agent, we agree to attempt to remedy the dispute through that respective agent first.   You and we agree to do so first through good faith discussion and negotiation. If we are not successful in doing so, then you and we agree to attempt to settle any dispute arising between us through mediation in Houston, Texas pursuant to the Texas Mediation Act. In the event mediation is not successful in resolving the dispute, then either party – or both - may proceed to litigation. This provision shall not apply to any party seeking a temporary injunction.

  25. Texas Law to Apply. This Agreement is governed by and shall be construed in accordance with the laws of the state of Texas (excluding its conflict-of-laws rules) and all obligations of the parties created hereunder are performable in Blanco County, Texas.

  26. Transfer of Rights. This agreement is made only for the benefit of the Client. Client may not assign or transfer any rights under this agreement to any other party without the written consent of Blanco River Retreat. If Client cancels, the right to lease the property for the specified rental period reverts to Blanco River Retreat. Assignment. We may assign this Agreement and our rights and obligations herein to any business organization operating Blanco River Retreat. 

  27. Entire Agreement; Supersedure. This Agreement constitutes the sole and final Agreement of the parties and supersedes any prior understandings or written or oral agreement between the parties respecting the within subject matter.

  28. Effect of Waiver or Consent. A waiver or consent, express or implied, to or of any breach or default by any party in the performance by that party of its obligations with respect to this Agreement is not a consent or waiver to or of any other breach or default in the performance by that party of the same or any other obligations of that party with respect to this Agreement.

  29. Property Insurance. Landlord and Client shall each be responsible to maintain appropriate insurance for their respective interests in the Premises and property located on the Premises.  Client will also maintain any other insurance which Landlord may reasonably require for the protection of Landlord’s interest in the Premises and/or increase in liability.
